About home reports

About Home ReportsFrom 1st December 2008, all properties for sale (except new) in Scotland will have to be accompanied with the new Home Report carried out by specialist Home Report surveyors. This is an information pack with three documents containing a Single Survey, an Energy Report and a Property Questionnaire designed to give a full assessment of the condition of your property to prospective buyers.

For a buyer, the Home Report will provide essential information about the condition and value of a property however, for a seller, it will highlight areas that may not normally have been spotted on a traditional style survey (such as dry rot, rising damp, woodworm, etc) which may result in the loss of a sale or a reduced selling price.

Preparing for home reports

With the downturn in the housing market and the introduction of the new Home Reports, it makes sense as a property owner to do everything you can to make your property as appealing as possible to any prospective buyers. If you have had any work carried out within your property, make sure you include within your Home Report and sale of the property all the necessary Guarantees, Warranties and Reports previously issued. For future reference, it is also a good idea to store any of these documents in a safe place.
