You will receive a detailed report with underlying causes to any problems found. Where it is necessary the survey report will contain diagrams and images to support these observations.

The report will describe the scale and scope of the issues in the property, along with a proposed treatment plan to rectify them, if necessary.

Do I Need a Property Survey?

What is Included in our Survey?

At Wise Property Care, we believe in getting it right the first time - our surveyors will take the time needed to fully understand your issue, and get to the source of the problem. Here's what sets us apart:

  • A local and qualified damp surveyor will arrive at the premises at the agreed time. The surveyor will always start with an inspection on the exterior of the property, where possible. The damp survey will begin with a visual inspection of the roof from ground level, brickwork, existing damp proof course, any high ground levels and any other potential issues that may cause damp problems.

  • The surveyor will carry out an internal inspection of your home, using a range of tools to calculate internal readings such as humidity, temperature and dew point. This may include tools such as a moisture meter to aid diagnosis and provide physical evidence to the report. Moisture profile readings on internal wall surfaces can be used to aid in the assessment of rising or penetrating dampness but are typically used to measure moisture levels in timber.

  • Wise Property Care also use thermal imaging cameras that are used to identify cold spots and cold bridging. These are used to detect differences in temperature on different surfaces, making them excellent to understand the accumulation of condensation and mould in properties, and what might be causing it. 

  • Using these methods the surveyor will be able to identify whether your damp problem is caused by rising damp, penetrating damp or is a condensation issue.

  • The surveyor will also look out for issues affecting timber, such as wet rot, dry rot, and woodworm. They will also make note of any structural issues found, such as wall tie failure or structural cracking.

  • From the survey inspection, the surveyor will then create a detailed report detailing the underlying causes to any apparent damp or timber problems. This may include diagrams and images to support these observations. The damp and timber report will describe the scale and scope of the preservation and restoration issues in the property, along with a proposed treatment plan to rectify them, but only if necessary.

  • If you choose to go ahead with the work, our surveyor will be on hand to offer advice and detail the plan for remedial work. More serious problems often require a degree of plaster work or joinery to remove or replace affected areas. These are also included in the report.

  • Unless stated otherwise in your report, damp and timber work is backed by a long term guarantee, leaving you with a long term solution.
