AIR QUALITY MONITORING SYSTEM
An air quality monitoring system is a group of devices equipped with sensors designed to detect, track, and communicate diagnostics like temperature and humidity levels, providing insights into potential ventilation issues.
By using the data collected by these devices, Wise Property Care can effectively address and prevent condensation problems. Sensors are strategically placed throughout the property, focusing on areas prone to condensation, such as bathrooms, bedrooms, and cold, north-facing rooms.
By analysing the information gathered, the system can pinpoint areas of heightened moisture levels, highlighting potential areas of concern. Our expertly trained damp surveyors use diagnostics such as humidity and temperature data, to identify and address specific areas of concern.

LANDLORDS GOVERMENT GUIDANCE
Government guidance in 2023 ( Understanding and addressing the health risks of damp and mould in the home ) offers landlords some tips on how to treat problems with condensation and damp. The guidance states landlords should consider “forms of physical testing, such as thermography” and “environmental monitoring” for severe cases of damp and condensation. Air quality monitoring can be used to identify root causes of damp problems in rental properties.
The report also adds that “smart sensors may be a useful aid to monitor temperature, humidity and indoor air quality and to identify at-risk properties” (Understanding and addressing the health risks of damp and mould in the home, 2023).

BLACK MOULD
Black mould growth is a common site where ventilation is poor and condensation problems are rife. Not only is it unsightly but it can make properties an unpleasant and potentially unhealthy place to live.
CONDENSATION ON WINDOWS
Condensation problems can affect any part of a property but the places it is most commonly noticed are around windows, particularly those with double glazing. This is the first warning sign that a condensation problem exists.
HOW DO AIR QUALITY MONITORS WORK ?
SAMPLING
We recommend leaving the system in place for a duration of at least one to two weeks. Condensation problem can be more prevalent at different times throughout the day and can differ between households. Leaving the system in place for one to two weeks will ensure it generates a sufficient amount of data. The air quality monitoring systems can be installed by our damp surveyors. After a set period, the surveyor will return to the property to complete a property survey. The surveyor will retrieve the monitoring devices and use its data as part of the survey.
HARDWARE
SmartLink technology is used for our air quality monitoring systems. This technology uses long range and low power connectivity between the monitoring devices and the main hub. The hub must always remain plugged into the mains. This will allows it to connect and gather real time data from the battery operated monitoring devices.
REPORTING THE DATA
The gathered data will be analysed and interpreted by a software system, which will generate an indoor air quality report. This report can be a valuable insight for our damp surveyor. It may help identify any areas of the property that may have issues with damp or ventilation.
Following the property survey, the surveyor will provide a detailed survey report specifically tailored to your property. This report will presenting the findings of the survey, outlining any areas of concern, and if necessary, a proposed treatment plan. Where necessary, the report will include images to support the findings.
This damp report may include recommendations for any necessary measures to address ventilation concerns. Possible measures could involve the installation of Positive Input Ventilation (PIV) units, extractor fans, insulation, or thermal plastering. This will depend on the specific needs identified during the survey.

IS AIR QUALITY MONITORING IMPORTANT?
Air quality monitoring is important due to several reasons. In the UK alone, an estimated 839,000 homes face damp problems (English Housing Survey 2020-2021). Everyday activities like cooking and cleaning generate excess moisture in homes. Without adequate ventilation, excess moisture can remain in the air. As temperatures decrease, the air’s ability to retain moisture diminishes. This leads to the air becoming saturated. The excess moisture then settles on cold surfaces like walls or ceilings, resulting in condensation and potentially black mould.
Not every sign of damp is initially visible and air quality monitors can help these problems be identified before they can become more severe.
