DAMP SURVEY IN ABERDEEN
Wise Property Care offers damp surveys in Aberdeen and its surrounding areas for both residential and commercial properties. You can expect the following from a damp survey in your property:
- The survey will begin with the damp surveyor inspecting the outside of the property for any property defects or signs of damp. This includes a visual inspection of the roof from ground level, brickwork, existing damp proof course, and any high ground levels that may cause damp problems.
- The surveyor will inspect the inside of the property, using a range of tools to calculate internal readings such as humidity, temperature and dew point.
- The surveyor will look for other related issues such as dry rot, wet rot, woodworm, or structural issues.
- Following the damp survey, the surveyor will send you a detailed damp report. The report will highlight any issues found, and if necessary, recommended treatments.
CONDENSATION
If you are based in Aberdeen or its surrounding areas, there is a good chance that you are used to cold weather. According to the Met Office, Aberdeen is the coldest city on average in the UK. The average daily temperature in Aberdeen from December to February is 3.9 degrees. Condensation problems tend to be more common in winter when the weather is colder. Colder weather means people are less likely to open windows, or dry clothes outdoors. This can lead to excess moisture in a property which isn’t able to escape, and instead settles on cold walls and ceilings and causes condensation. If you are suffering from a condensation issue, you can try some of the following steps to reduce your symptoms:
- Open windows as much as possible, especially when cooking or showering.
- Where possible, dry clothes outside or in a tumble dryer. If this is not possible, dry clothes in a room with the door closed and window open.
- Keep lids on pots and pans when cooking, and use extractor fans.

RISING DAMP TREATMENT
Rising damp can be confused with penetrating damp and condensation, as they have similar symptoms, such as damp patches. The main difference is penetrating damp can happen anywhere in a property whereas rising damp can only occur on the ground floor of a property. This is because rising damp is moisture coming from below ground level, and can only reach 1 metre above the skirting board. This occurs through capillary action.
The main cause of rising damp is a broken or bridged damp proof course. Therefore, rising damp treatment involves repairing or replacing the damp proof course in the property. This is normally through a damp proofing injection cream, which is injected into holes in the mortar course, forming a waterproof barrier.
PENETRATING DAMP TREATMENT
Penetrating damp occurs when water enters a property, so our surveyors will begin treatment by establishing the source of moisture. This will occur in a damp survey, where the surveyor examines any suspected moisture entry points. Once the entry point has been established, the source will be eliminated to ensure water can no longer enter the property. Once the affected area has dried out, it can then be re plastered and rotten timber can be replaced. For external defects, our surveyors can apply a masonry protection cream, a waterproofing solution that will stop moisture getting through bricks.
WOODWORM TREATMENT
Before treating woodworm, you must establish what type of woodworm is in your property as treatment will vary depending on the type. A woodworm specialist will be able to identify the woodworm species. The Common Furniture Beetle can be treated using a Permethrin-based woodworm treatment. Our woodworm specialists will establish the extent of a woodworm infestation and will apply the treatment via brush, dip, or spray on all the affected wood.
TREATING DRY AND WET ROT
Treating dry rot or wet both begin by removing the moisture source that allowed its rot spores to thrive. All wood that has decayed from dry rot will be removed and replaced by pre-treated timber. If structural timbers and brickwork are affected by the dry rot fungus then a fungicidal paste, spray or injection is applied to form a protective chemical barrier.
When treating wet rot, the next step after drying the timber is to apply a wet rot fungicide via spray, paste or injection. The fungicide will eliminate traces of wet rot and protect the timber from further infection. Any timber that has been damaged beyond repair will be replaced by pre treated timber.
