TREATING CONDENSATION
Condensation occurs when excess moisture is unable to escape a property, and settles on walls and ceilings. This can lead to black mould growth, peeling decorations and a damp musty smell. Condensation can often be resolved by taking simple steps to improve ventilation in your home. This includes opening windows, use of extractor fans and drying clothes in a tumble dryer. However, some large scale persistent condensation issues may need professional ventilation solutions.
Professional solutions to condensation problems can include:
- Mechanical air ventilation
- Positive input ventilation
- Thermal plastering
- Air quality monitors
Our 2 minute video below explains more about the problems associated with condensation, and the available solutions.
RISING DAMP TREATMENT IN GLASGOW
Rising damp is caused when a damp proof course is broken or bridged. Without a working damp proof course, moisture from below ground level can travel up through the walls of a property, through capillary action. This process is known as rising damp.
The signs of rising damp can be more apparent after heavy periods of rain, as there is more groundwater that can be absorbed by bricks through capillary action. According to the Met Office, on average, it rains on 181 days in Glasgow every year. This accounts for 1370mm of rainfall.
Rising damp treatment begins with a damp survey, where our surveyor will confirm if rising damp is present. Rising damp is treated by either fixing the damp proof course in place, or installing a new remedial damp proof course altogether. The most common method of treating/installing a damp proof course is through damp proof injections. This usually involves injecting a damp proof cream into the mortar joints to form a water repellent barrier.
PENETRATING DAMP TREATMENT
Penetrating damp occurs when water gets inside a property through property defects. As property defects are a common cause of penetrating damp, it tends to be more common in older buildings. Tenement buildings in Glasgow can be vulnerable to leaks, especially top floor flats if the roof has not been maintained. Issues like faulty guttering and downpipes, gaps in windows, ageing render or gaps and cracks in bricks can contribute to penetrating damp. The first step to penetrating damp treatment is to identify the source of moisture. Our specialists will establish where moisture is entering the property and promptly address the problem.
DRY AND WET ROT TREATMENT IN GLASGOW
When it comes to rot treatment, the first step is to establish whether it’s dry rot or wet rot.
Identifying and eliminating the source of moisture is crucial for effectively treating wet rot. Our preservation experts will proceed by repairing affected timber, either by replacing decayed sections or applying a fungicidal treatment to prevent further damage.
Dry rot treatment also begins with cutting off the source of moisture. Timbers affected by dry rot will be removed and replaced with pre-treated timbers. Any nearby timbers not yet affected must undergo thorough fungicidal treatment to prevent the rot spreading.
WOODWORM TREATMENT
Detecting woodworm early is crucial to prevent the potential of structural damage to your property. Once signs of woodworm damage become visible, it indicates that the timber’s quality may have significantly deteriorated. Our specialists will determine the extent of the infestation and damage, and then implement the required treatment to resolve the woodworm issue. Depending on the severity of the problem, we will either offer a treatment plan or replace the weakened timbers with new ones.
BASEMENT WATERPROOFING
As part of Wise Property Care, we have a specialist structural waterproofing division Wise Basement Systems.
If you have a basement, cellar, or any underground space, you will need a waterproofing system in place to keep that space dry. The best method of basement waterproofing can vary. From modern basement waterproofing systems to more traditional methods such as basement tanking, the waterproofing experts at Wise Basement Systems will figure out the best solution for you.
DAMP SURVEY IN GLASGOW
Before any treatment can go ahead, a damp survey will be conducted to identify the scope of a problem. A damp surveyor will examine both the inside and outside of the property and confirm exactly what type of damp or rot is occurring. Following the damp survey, the surveyor will complete a detailed damp report. The damp report will include the findings of the survey, and if necessary, include a proposed treatment plan and estimated costs of repairs.
Our damp surveyors provide damp surveys all over Glasgow and most of the west coast including Motherwell, Paisley, Renfrewshire, Lanarkshire, Dunbartonshire and Ayrshire.
