PROPERTY SURVEYS AND TREATMENTS IN DUNDEE
Our Dundee team can survey, identify and provide treatment for any of the serious property problems below:
PENETRATING DAMP TREATMENT
Penetrating damp occurs when water or moisture has found its way to the inside of a building, usually because of an external defect. Common defects like faulty guttering and downpipes, gaps in windows, and gaps and cracks in bricks can allow water to penetrate a structure. You may notice wet patches near walls, windows, or ceiling that are worse after periods of rainfall.
Although Dundee is often cited for its level of sunshine, it can experience its fair share of rainfall. According to the Met Office, Dundee was one of several counties in the East of Scotland that experienced its wettest October on record in 2023. Higher amounts of rainfall can make signs of penetrating damp more visible.
Before any damage caused by penetrating damp can be treated, the source of water ingress must be eliminated. Stopping the source of water entry will allow the property to dry out, and the necessary repairs can begin. Once evidence of penetrating damp has been identified, a masonry protection treatment can be applied to prevent further moisture from seeping into the property.
GETTING RID OF RISING DAMP
If your property is experiencing rising damp, it’s likely due to a broken or bridged damp proof course. Moisture from below ground level can seep up through the walls of your property, a process known as capillary action. This occurs when there isn’t an effective damp proof course in place. Rising damp tends to be more common in older buildings where the damp proof course may longer be effective, or never installed to begin with. For those living in older properties in Dundee, we recommend ensuring that the damp proof course is up to date and meets modern standards.
Before any treatment for rising damp can begin, our surveyor will conduct a thorough damp survey to determine the presence of rising damp. Rising damp is often misdiagnosed by those without the relevant experience so it is important to be identified by a professional damp surveyor. If rising damp is identified, it can be treated by either repairing the existing damp proof course or installing a new remedial damp proof course. Damp proof injections are the most commonly used method for treatment and installation. This involves injecting a damp proof cream into the mortar joints to create a water-repellent barrier.
CONDENSATION SOLUTIONS
It is estimated that 1 in every 5 people in Dundee are a student. This is highest student population ratio in Scotland, and one of the highest in the UK. A high number of students means a high number of rented student accommodation. If student accommodation has issues with condensation, this is something landlords need to address. The recently enforced Repairing Standards Act states the minimum standard rental properties must meet, including obligations for landlords to ensure properties are free of damp and mould.
Condensation occurs when excess moisture isn’t sufficiently ventilated from a property, and starts to settle on walls and ceilings. Some common signs of condensation include black mould growth, peeling decorations and a damp musty smell. If your Dundee property is suffering from a condensation problem, then you should take steps to improve the ventilation in the property. This includes opening windows, use of extractor fans and drying clothes in a tumble dryer. Some persistent condensation issues cannot be solved by these steps alone. If this is the case, we would recommend considering professional ventilation solutions there for a persistent condensation problem.
Professional solutions to condensation problems can include
- Mechanical air ventilation
- Positive input ventilation
- Thermal plastering
- Air quality monitors
WOODWORM TREATMENT
Identifying and treating woodworm as early as possible is crucial to minimise the potential of structural property damage. The problem is that woodworm damage occurs when the larvae is still inside the timber. This means that by the time the signs of woodworm are noticed, property damage has already occurred. The first step to woodworm treatment is establishing whether or not the infestation is still active, and if it has spread to nearby timber. Depending on the extent of timber damage, we will either offer a treatment plan to repair the current timber or replace the weakened timbers with new ones.
DRY AND WET ROT TREATMENT
Dry rot is the most serious type of wood rot, and can cause a property to become structurally unsound if left untreated. Before getting rid of dry rot, the first step is to cut off the moisture source. Once the moisture source has been eliminated, and the timber has dried out, treatment can then begin. Damaged timbers will be removed and replaced with pre-treated timbers. Nearby timbers must also undergo thorough fungicidal treatment to prevent the rot spreading.
While dry rot can spread around the timber in a property, wet rot is localised to the moisture source allowing the rot to grow. Therefore, the first step is to find the moisture source and eliminate it. Once the moisture source has been eliminated, our wet rot specialists will restore affected timber, either by replacing sections of timber that have decayed, or applying a fungicidal treatment to the timber to prevent further damage.
BASEMENT WATERPROOFING
If you have a basement apartment, or any underground space, a waterproofing system will need to be in place to ensure the space is protected from water ingress. As part of Wise Property Care, we have a specialist structural waterproofing division Wise Basement Systems The waterproofing experts at Wise Basement Systems can install modern basement waterproofing systems to more traditional methods such as basement tanking at residential and commercial premises. Our specialists can determine the best waterproofing system following a property survey.
