Damp and Timber Surveys Dundee

A damp and timber survey is used to understand the condition of your property, identifying any preservation problems that could affect it. Often damp problems are complex and the root cause of the problem must be investigated thoroughly.

Our qualified surveyor will  begin by inspecting the exterior of the property for any defects that could contribute to damp issues internally.

They will inspect (from the ground) the roof coverings, the condition of masonry, guttering and drains as well as a host of other things. They will also inspect the condition of any existing damp proof courses and check for any high ground levels.

Once the external inspection is carried out, they will move inside the property to investigate any evidence of damp, condensation or mould growth. Our surveyors are equipped with specialist tools such as moisture meters and thermal imaging cameras to aid in their diagnosis.

The surveyor will also assess internal timbers for any signs of woodworm or fungal decay which are often caused by damp problems.

All findings will be detailed in the survey report, with photos, and a tailored treatment plan if necessary.

If you wish to go ahead with treatments for damp proofing, fungal decay or woodworm control, our treatments typically come with a 20-year guarantee to ensure long lasting solutions for your property.

Damp Proofing Specialists in Dundee

If you are seeing damp patches, tide marks and areas of discoloured plaster to your walls or ceilings, you could have a damp problem. Because there are various types of damp that affect properties in Scotland, it is important to fully understand the root cause of the issue, whether it is condensation, rising damp or penetrating damp.

Our team covering Dundee specialises in identifying the type of damp causing the problem, and provide recommendations to solve the issue long term.

Our surveyors have extensive experience surveying buildings across Dundee and the North East of Scotland, with knowledge of local architecture. This means we will provide you with lasting solutions specifically designed to protect your property long term.

If you require damp proofing, our technicians are skilled in carrying out effective treatments and joinery to the highest industry standards.

Our technicians will make sure to minimise dust and debris inside your property when carrying out repairs, as they are equipped with Hilti dust extraction units, vacuums, floor coverings and sheeting to protect your home.

You can count on Wise Property Care to accurately diagnose any damp problems, and provide you with long term solutions.

Dry Rot and Wet Rot Specialists Dundee

At Wise Property Care, we provide expert damp and timber surveys to fully assess the extent of and damage caused by fungal decay, before carrying out long lasting remedial treatments.

Whether it's dry rot or wet rot, fungal decay requires the presence of moisture for spores to germinate. Once these grow outwards and take hold they will consume timber, causing it to lose its structural integrity.

Our qualified surveyor will take time to identify signs of fungal decay including cracked timber, musty smells, fruiting bodies and fungal strands.

They will determine the type of fungal decay affecting your property, and provide you with their findings in a survey report, along with recommendations on how to repair the damage.

You will then receive a detailed report with recommendations for treatments, if required. All treatments carried out by Wise Property Care are targeted to eradicate the full outbreak, remove the source of moisture and protect your property long term.

Wet Rot and Dry Rot Treatments Dundee

Wise Property Care can provide expert treatments for both wet rot and dry rot, protecting your property long term.

Once we have assessed the extent of the issue through our survey process, we will then carry out targeted treatments, if required.

Because dry rot is capable of spreading away from the source of moisture in order to find more timber to attack, the treatment process differs between the two types of fungal decay.

Dry rot and wet rot are typically caused by damp issues, and are commonly found in hard to reach areas where there is a lack of ventilation. This is why it's important to thoroughly investigate before carrying out treatments.

Treatments will always require stopping the source of moisture, and will typically involve cutting back and replacing decayed timber and possibly chemical treatments.

At Wise Property Care, our goal is to restore your property and prevent future issues. We aim to complete each project to the highest standard with minimal disruption, giving you confidence your property is protected long term.

Woodworm Treatments Dundee

Wise Property Care provides professional woodworm treatment services throughout Dundee. If left, an active woodworm infestation can cause significant damage to timbers.

The surveyor will undertake a detailed inspection, identifying the beetle species involved, confirm whether the infestation is active and assess any structural damage to the timbers.

The surveyor will provide a detailed survey report, with photos where relevant and with recommendations for treatments, where required.

If timber has been weakened and is no longer structurally sound, we will recommend replacing the affected sections alongside insecticidal chemical treatments.

Targeted insecticidal treatments will be applied to eliminate larvae and prevent further infestation.

Our treatments are carefully selected to protect your timber and are carried out in accordance with health and safety standards, giving you peace of mind that your property is protected.

Because of the varying age of the housing stock across Dundee, many homes and businesses with original structural timber could be vulnerable to woodworm infestations, especially those with ventilation issues or damp problems.

Basement Waterproofing Specialists Dundee

Many properties across Dundee, especially in the city centre, have basements and cellars which could be used to increase living space for homeowners by carrying out waterproofing.

This can be a great opportunity to add living or storage space, and is a great way to add value to homes or businesses.

Below ground spaces, especially in Scotland, are susceptible to water ingress and damp, which means they will need professional waterproofing techniques to ensure usability and durability, while protecting any possessions.

Wise Basement Systems offer expert basement waterproofing services designed to meet British Standard 8102 - the industry standard for waterproofing below ground structures. Our dedicated waterproofing division can work with you at any stage of your waterproofing project.

Dundee Property Preservation FAQs

  • How much does a damp survey cost in Dundee?

The survey fee will vary depending on the size and complex nature of the property and problem. A surveyor is carrying out a thorough survey of the property, rather than just quoting for work. Get in touch with Wise Property Care for more information on the survey costs for your property.

  • How to check for damp in a property?

Damp in a property can be spotted by discoloured patches in walls or ceilings, peeling wallpaper or deteriorating plasterwork. It is often more noticeable after periods of rainfall. Condensation can be identified by black mould on cold spots on walls. A professional surveyor will be able to identify the type of damp and provide a report outlining the source of the problem and if any treatments are required.

  • How do I find my damp proof course?

A damp proof course (DPC) might be noticeable as a thicker mortar course between the bricks of a wall, usually approximately 150mm (6 inch) above ground level. In newer buildings the damp proof course is a type of waterproof membrane, whereas in older buildings it may be bitumen or slate. Some older properties do not have a damp proof course, meaning they are susceptible to rising damp problems.

  • How long does a damp survey take?

Depending on the size and extent of a problem, a damp survey can take a few hours. It includes an external check of the property to understand if the source of moisture ingress is from outside. The surveyor will then take the time to investigate inside the property for signs of damp and any timber problems.

  • Is a damp survey invasive?

No, typically a damp survey is not invasive. Surveyors have a range of specialist tools used to identify the type of damp, such as moisture meters, thermal imaging cameras and hygrometer. Sometimes surveyors may be required to drill holes in plasterwork, but permission would always be sought if required. If the problem is in inaccessible areas such as sub floor voids or behind panelling, invasive methods may be required. Sometimes furniture and stored goods may need to be moved, but the surveyor will discuss this with you.
